Roof wash

Roof cleaning that protects your tiles and your landscaping

Black streaks, green patches and moss make a roof look old long before it is. Our roof wash removes dirt, moss, algae and mold without damaging tiles or the plants around your home.

Before and after: stained, algae-streaked tile roof washed clean and restored to an even color

Gentle on tiles

Low-pressure methods help avoid cracking, chipping or loosening tiles.

Landscaping protected

We take steps to protect plants and surrounding areas during the work.

Method matched to roof

Different roof materials need different cleaning means, so we do not use one method on everything.

Instant curb appeal

A clean roof makes the whole house look better kept.

What causes roof stains

In South Florida's heat and humidity, algae grows easily on roofs. It shows up as dark streaks, especially on tile roofs, and can spread across shaded slopes. Mold, moss and trapped dirt add to the look.

Beyond appearance, heavy growth can hold moisture against the roof surface. A clean roof is simpler to inspect and maintain, and it can help when you are preparing to sell or when your HOA sends a notice. Roofs on the north side of a house, or under trees, usually stay damp longest and tend to show growth first.

Why we avoid harsh pressure on roofs

Tile roofs are tougher than they look, but aggressive pressure can chip, crack or loosen tiles and strip the surface. We use low-pressure methods designed to lift growth without punishing the roof.

Different roof materials need different cleaning means. Concrete tile, clay tile, metal and shingle each respond differently, so we identify what you have before choosing a method. We also take care to protect landscaping, windows and nearby surfaces.

  • Low-pressure application
  • Method chosen by roof material
  • Plants, gutters and surrounding areas protected

Different roofs, different methods

Concrete and clay tile are common in South Florida, but you will also see metal and shingle roofs. A method that suits one can harm another, so we never treat a roof as generic. Age matters too: an older, more porous tile may need a gentler approach than newer tile.

We also think about the water. Runoff carries cleaning solution and loosened growth down to the ground, so we protect plants, rinse the surrounding areas and keep it away from pool water and open windows as much as we can.

Safety and what we will tell you

If we see damaged, cracked or loose tiles while we are up there, we will let you know so you can have them looked at by a roofing professional. Cleaning is not a repair, and we will be upfront about that.

Roof cleaning pairs well with pressure cleaning for your walls, driveway and walkways, so the whole exterior is refreshed at once. If you want the driveway done right, see paver sealing. We serve Boca Raton, Deerfield Beach and the surrounding area.
